Home Buying Process

Once you’ve made the decision to buy, you’ll want to prepare for next steps. Below, we’ve gathered some helpful tips to help with the process:

  • Make a complete list of objectives and priorities – Are you downsizing or upsizing? Are you looking for better schools? Are you relocating or moving out of state? Do you need to sell your current home? What are your deadlines? Have you researched neighborhoods?
  • Obtain pre-qualification – before looking at homes, you will need to get pre-qualified and determine your spending limits. Consider your lifestyle, budget, and earning potential before committing to a large mortgage payment. Also, be sure to research lending rates and market trends.
  • Find a Realtor® – working with a qualified Realtor® can streamline the buying process. Be sure to keep you list of objectives and priorities in mind while shopping! You can expect in-depth support during the entire process including performing market analysis, previewing properties, immediate access to new listings, writing the offer, and direction on important dates and deadlines.
  • Present earnest money – once your offer is accepted, you will need to present the earnest money to the title company.
  • Home inspection – use a licensed home inspector to assure that the home is safe for you and your family. This is often the most important step in the contract process and any defects presented should be negotiated in good faith.
  • Appraisal – all lenders will require that the home value is determined “at value” (contract price). Requesting that your Realtor® prepare a market analysis will help you determine an appropriate contract price.
  • Final step – obtaining a “clear to close” from your lender is the final step. You’ll be provided with a settlement statement once the loan is approved.
